Fourteen years ago, civil engineer Mariana De Los Rios Musso and biologist Jorche Enrique Picado Barboza founded a biological and botanical eco-reserve on almost 30,000 m², with the aim of breeding butterflies and growing tropical hardwoods.
They chose flat land near the village of Caňas, immediately adjacent to the Rio Ángel river, at the foot of the mountains of La Amistad National Park. Fourteen years of hard work turned the place into a magnificent botanical garden. Today it is home to dozens of species of butterflies and birds, iguanas, armadillos, turtles, frogs, birds of prey and sloths.
The vision remains an economically and ecologically sustainable community that preserves the natural character of the tropical garden while offering privacy, relaxation and long-term appreciation.
02 — What is for sale
A co-ownership share in the entire project
We are not selling plots. We are selling co-ownership shares in the entire project, each a minimum of 10 %. A share covers the main house, the small house, all the land, the working plantation and the other common parts — and it is recorded in the relevant land registry.

If you would rather not build, you can use both existing houses for a period corresponding to the size of your share. A private house in Costa Rica can be built for CZK 1 million to roughly 3 million depending on size and standard; the location is coordinated with the other co-owners.
03 — Where the project is
Caňas near Buenos Aires,
at the foot of the Talamanca
As the name Buenos Aires — good air — suggests, this is a place with exceptionally clean air. The property lies in the fastest-developing region of Costa Rica, around San Isidro de El General.

The whole site was planted with hundreds of species of tropical plants and rare hardwoods, intended as food and shelter for butterflies. Today that mix of plants, shrubs and trees provides year-round food for dozens of species of wild birds and butterflies.

Costa Rica — literally the rich coast — is nicknamed the Switzerland of Latin America. National parks and protected areas cover more than 25 % of its territory. It has had no army since 1949 and puts the money saved into healthcare, education and conservation.

Why this project
Costa Rica is the most visited country in Central America. Strong demand for property is pushing land prices up. A co-owner participates in the value of the whole project, and in any growth of that value, in proportion to their share.
A growing property market
More than 1.7 million tourists arrive each year, mainly from the USA and Canada. Current estimates put the number of American expats living in Costa Rica at up to 150,000. That demand pushes up land and property prices.
A working hardwood plantation
The land holds dozens of planted rare tropical hardwoods; the plantation is fourteen years old and some trees have stood here for decades. In roughly another 15 years the plantation will be productive — a single tree can be worth USD 2,000.
The same rights as Costa Ricans
Foreigners in Costa Rica have the same property rights as locals. Every investor acquires a genuine co-ownership share and is entered in the relevant land registry as a co-owner in proportion to that share.
The option to build your own house
About 80 % of the land is buildable. A private house can be built for CZK 1 to roughly 3 million. There is a water connection from the ASADA, an electricity grid and internet coverage.
Low running costs
A stable year-round temperature means the houses need neither heating nor a heating system to maintain. Cheap electricity, fruit and vegetables from your own garden, and low property taxes.
The option to rent out
If you build your own house on an agreed part of the land, you can rent it to friends, independent travellers, through Airbnb or through tour operators. We will help with maintenance and servicing.
A plan B
A warm climate all year, fertile soil, fruit trees, an own water source and electricity largely from renewables all support self-sufficiency. The project can serve as a long-term family base, including for retirement.

Context — the Czech market 2025/2026
The aggregate property price index rose by 9.0 % in 2025. Inflation returned to the Czech National Bank's two-percent target in 2026 (July 2026, +1.7 % year on year). Czech residential property remains a capital-intensive investment; a co-ownership share in a foreign property combined with a working plantation and eco-tourism may be one way to diversify.

Civil engineer Mariana De Los Rios Musso and biologist Jorche Enrique Picado Barboza found a biological and botanical eco-reserve on almost 30,000 m².
The land is planted with hundreds of species of tropical plants and rare hardwoods, as food and shelter for butterflies and as a plantation.
Fourteen years of work turned the site into a magnificent botanical garden with dozens of species of wild butterflies, birds and other animals.
Having been taken over by a Czech investor, the project enters its next phase — offering co-ownership shares to a closed community of ten people.

Sales manager of the project
An experienced entrepreneur and manager with more than 25 years in sales, finance, strategic management and investment. Over his career he has founded, grown and run companies in several sectors and has hands-on experience of buying, managing and selling equity stakes. He currently co-owns and runs the investment company Sanctorum and other businesses, mainly in healthcare. He brings to the Costa Rica projects a businessman's perspective, an emphasis on economic sense and on the long-term value of investments.
